FAQ

Frequently Asked Questions

Is your project a good fit for Modular?

Modular is not right for every project. However, there are a number of key modular constructability indicators and factors that can be identified early in the process to determine whether modular might be a good fit for your project. Fulcrum can provide a Modular Feasibility Review to address these questions, including establishing a preliminary project delivery team, preliminary scope of work, preliminary building specification, preliminary delineation of responsibility, preliminary milestone schedule, and preliminary Rough-Order-Of-Magnitude (ROM) budget.

How much Revenue can I capture if I open early?

Modular has the potential to offer significant revenue capture when compared to conventional construction. In fact, a recently completed Home2Suites by Hilton hotel in South San Francisco, CA realized an additional $5.23MM in revenue by using modular. This was realized due to a schedule reduction of 8 months allowing it to open much earlier than otherwise possible. Fulcrum’s Modular Feasibility Review can help identify potential revenue capture and hard cost savings before any decision is made.

How do you manage offsite work?

Due to the early financial commitment required by the modular process, prior to onsite construction being performed, it’s vital to the success of the project that identification, management, and risk mitigation of offsite work is implemented. As part of Fulcrum’s Modular Construction Management suite of services, our team conducts manufacturer observations to identify and mitigate risks associated with offsite work.

Which Manufacturer is right for my project?

Fulcrum has an extensive database modular manufacturers across the US, Canada, Europe, and Asia. In addition, Fulcrum has an extensive database of lenders, equity investors, set-up contractors, transporters, architects, etc. that are a part of the modular project delivery team. Fulcrum can help you bring together the right team for your modular project.

What are some of the external factors that make Modular work?

There are a number of factors that present advantages for developers at the early stages of the modular construction process. Advantages include; however, are not limited to, lower labor costs in unionized areas and areas with higher than average labor rates, areas with labor shortages, and areas with geographic and/or weather-related challenges.

Am i limited to a certain size if I go modular?

With many advancements in the industry, modular is constantly evolving. A common myth is that you are limited to a shipping container-like size and design when building volumetric modular. This is inaccurate. Modules do need to fit within modular industry parameters, as they pertain to certain dimensions and transportation factors; however, once the modules are onsite and set, all manner of interior and exterior finishes can be applied.
