250 Piedmont, “The Office”, consists of the renovation of an existing 21-story high rise office building into multifamily use. The existing office building was modified to include one- and two-bedroom flats and five two-story, two-bedroom townhouses, as well as an associated leasing office, clubhouse and amenity spaces, including a fitness center, dog spa, terraces, and a private lounge for penthouse residents (Floor No. 21). Level 2 of the building is currently utilized by the adjacent Hilton Atlanta hotel for overflow convention space; this space will remain for hotel use. There is an existing five level subterranean parking garage that serves the building as well as the hotel. A portion of the garage (approximately 402 spaces at Levels 1, 4 and 5) has been renovated for tenant use with the balance of the garage to remain for hotel guest’s use. The south and north terraces, which top the parking garage, have been renovated to include a pool/water area with cabanas and an outdoor kitchen at the south terrace and outdoor amenity areas on the north terrace, including a dog park, a fire pit and grilling stations. The streetscape was partially modified to contain new bump-outs on Piedmont Avenue, green screens on the parking deck, new street trees on the surrounding roadways and new streetlights where existing conditions were unacceptable.
